Punta de Mita is a working-class town surrounded on three sides by Punta Mita, a wealthy gated community.

The small town is on the cusp of gentrification, with luxury buildings and hotels cropping up along its fine beaches.

The reason to buy in Punta de Mita is not so much for what it is today, but rather for what it can become. Squint and you can see cinderblock buildings morphing into boutiques, gourmet shops, and restaurants serving the affluent hotel guests and residents of Punta Mita and the North Shore. Indeed, the most expensive restaurant in Puerto Vallarta recently set up a satellite location here.

That said, it has a long way to go.
